
Kingston Building was engaged by Homes NSW to deliver 20 affordable housing units in Lambton. The project involved constructing two two-storey buildings, comprising 8 and 12 units respectively.
The work included the demolition and lot consolidation of four existing houses, construction of new residential buildings and landscaping, and development of a driveway and parking for 10 vehicles.
Located on a sloping corner block opposite Jesmond Parkland, the site presented significant challenges. Hard rock was encountered just 0.5m below the surface, involving extensive rock breaking and removal to complete the excavation. A 3m cut into the rock was required to create accessible parking spaces.
Key Design Features & Materials
The site’s gradient dictated a split-level design, resulting in four distinct ground levels within the building. This ensured all ground-floor units were wheelchair accessible. The stepped construction required a combination of ground slabs and vertical edge beams, delivering watertight concrete structures for the lower units.
The façade features a striking combination of black and white face brickwork complemented by custom aluminium balustrades. Generous patios and balconies provide ample outdoor living spaces.
A standout feature of the project is the extensive use of landscaped gardens instead of traditional turf. Comprising native grasses and shrubs, the gardens enhance the visual appeal while minimising maintenance requirements for Homes NSW.
