Australian-First High Physical Support Accommodation Completed in Mayfield

Kingston Building is proud to share the successful completion of the Dora Street, Mayfield Group Home, which officially opened on July 10th  2025.

Kingston Building was engaged to deliver a purpose built Australian-first High Physical Support (HPS) accommodation in the inner-city suburb of Mayfield, providing long-term, fully accessible accommodation for people with significant physical disabilities.

The development comprises of five one-bedroom, self-contained villas with a dedicated carer’s suite, which meets the highest NDIS Specialist Disability Accommodation (SDA) standards and is part of the Special Disability Accommodation (SDA) rollout.

The project is guided by a future-proofed design, with each unit adaptable to meet residents’ changing needs. The site includes fully accessible ramps and driveway access. Shared spaces such as the communal laundry, a secure garage, BBQ area, courtyard and garden help encourage social connection between residents and enhance their quality of life.

A major challenge on this project was the sloping site with limited street frontage. With the building covering most of the block, managing logistics was complex – material laydown, amenities, and deliveries had to shift as construction progressed. Crane and concrete works required pre-approved council permits, aligned with the build schedule.

The group home’s design added further complexity, with four separate roof structures connected by a central breezeway. The varying roof heights demanded detailed coordination through the shop drawing process to manage service clashes and waterproofing.

Fire rating requirements were also intricate. Each dwelling had to be fire-separated, and the breezeway, classified as an outdoor space required fire-rated walls built on concrete hobs to prevent water ingress. Fire sprinklers were carefully positioned to avoid future conflicts with potential patient lifters for residents.
