Affordable Housing Residential
Kingston was engaged by Homes NSW to design and construct eight affordable housing units in Waratah West. The development consists of a modern, split-level, two-storey building that integrates seamlessly with the surrounding residential environment.

The project involved the demolition of two existing residential houses and the consolidation of the lots to create a larger development footprint. It included the construction of a new two-storey building incorporating high-quality finishes and durable materials, along with landscaping designed to compliment the built environment. Two new driveways were installed, as well as dedicated car parking spaces to accommodate five vehicles, ensuring accessibility and convenience for residents.

Key Project Complexities & Features

Situated in a quiet cul-de-sac, the project team faced unexpected ground conditions during earthworks, necessitating a redesign of the building foundations. This challenge was addressed through the removal and replacement of unsuitable soil, along with the incorporation of enhanced concrete footings to ensure structural integrity.

The building’s structure is composed of reinforced concrete, complemented by a combination of black and white face brickwork and fibre cement sheeting, delivering both aesthetic appeal and durability. Three of the eight apartments were designed to be wheelchair accessible, with provisions in place to allow for easy conversion to a fully accessible fit-out if required.

A key component of the project was the installation of essential services through an adjoining property, requiring careful planning and collaboration with the neighbouring homeowner. Through proactive consultation and strategic execution, this aspect of the project was completed successfully with minimal disruption.

This project stands as a testament to Kingston’s ability to navigate site complexities while delivering high-quality, affordable housing solutions that meet community needs.
