Kingston Building was engaged to deliver a six-storey luxury apartment development at 10 Magnus Street, Nelson Bay, comprising a boutique collection of four full-floor residences designed to capture panoramic views over the marina, Tomaree Peninsula and surrounding coastline.
The project presented significant challenges, with Kingston appointed following the liquidation of the previous head contractor. While the structure had been completed, the building was left in a highly compromised and non-compliant condition. Kingston undertook a detailed investigation alongside structural engineers, consultants and certifiers to assess defects and develop a rectification strategy.
Major issues identified included structural voids within concrete core walls, omitted waterproofing hobs, exposed reinforcement in slabs and columns, and a non-compliant structural and lightweight steel roof installation. In addition, the project required full alignment with the NSW Design and Building Practitioners (D&BP) Act to ensure compliance with current legislative and certification requirements.
The complexity of the works resulted in ongoing oversight from the NSW Building Commissioner and SafeWork NSW, with multiple inspections undertaken throughout the rectification process. Kingston worked collaboratively with all stakeholders to implement engineered solutions, carefully sequencing works to safely remediate and complete the building.
Despite the scale of the challenges, Kingston successfully stabilised and delivered the project to a high standard. The completed development provides a premium residential offering, featuring expansive open-plan living, large balconies, and high-end finishes, with one apartment per level ensuring privacy and exclusivity.
Through strong project management, technical capability and a commitment to quality and compliance, Kingston Building transformed a highly compromised structure into a refined luxury development that meets both regulatory expectations and client outcomes.
