Kingston Building was engaged to deliver a purpose-built, High Physical Support (HPS) accommodation project in Boolaroo.
The development provides long-term, fully accessible housing for people with significant physical disabilities.
The project comprises five one-bedroom, self-contained villas and a dedicated carer’s suite. Each dwelling meets the highest NDIS Specialist Disability Accommodation (SDA) standards and forms part of the broader SDA rollout. Designed with future adaptability in mind, each unit can be modified to meet residents’ changing needs over time. The site features fully accessible ramps and driveway access, while shared spaces such as a communal laundry, secure garage, BBQ area, courtyard, and landscaped garden promote social interaction and enhance residents’ overall quality of life.
As the building footprint covered most of the block, logistics management was complex. Material laydown zones, amenities, and delivery areas had to be continually adjusted as works progressed. Crane and concrete activities also required pre-approved council permits, which had to be carefully coordinated with the construction schedule.
Fire rating requirements were intricate. Each dwelling needed to be fully fire-separated, while the breezeway, classified as an outdoor space, required fire-rated walls constructed on concrete hobs to prevent water ingress. Fire sprinklers were also strategically positioned to avoid interference with potential future patient lifters within the residences.
