Kingston Building was engaged by Homes NSW to design and construct ten affordable housing dwellings, delivered as five duplex developments across the Hunter and Central Coast regions. The project delivered a total of 32 bedrooms and forms part of the NSW Government’s commitment to increasing the supply of quality, well-designed social and affordable housing in regional communities.
The developments were delivered across five sites within three Local Government Areas, requiring careful coordination of varying planning requirements, approvals processes and site conditions. Kingston’s design and construct approach enabled efficient management of design, approvals and construction across all locations, ensuring program certainty and consistent outcomes.
Each duplex was designed to provide practical, durable and comfortable homes suited to a range of household sizes, with a mix of two-, three- and four-bedroom dwellings. The designs maximise natural light and ventilation, incorporate efficient internal layouts, and include private outdoor areas to support everyday living and a sense of connection to the surrounding community. Durability and low maintenance were key considerations, with robust materials and detailing selected to ensure long-term performance and reduced ongoing maintenance requirements for Homes NSW.
The Wyong duplex sites were audited by the Office of the Federal Safety Commissioner as part of Kingston’s accreditation, with Kingston achieving outstanding results and demonstrating strong safety leadership and compliance with national standards.
Despite the complexity of delivering multiple projects concurrently, Kingston maintained consistent quality, safety performance and construction standards across all sites. Leveraging its regional network of subcontractors and suppliers, the project was delivered efficiently while supporting local industry participation.
The completed developments provide modern, well-integrated homes within established neighbourhoods, contributing to increased housing supply and demonstrating how well-designed duplex projects can deliver high-quality, diverse and sustainable housing outcomes.
