Special Disability Accommodation (SDA) is a crucial and distinct type of housing for people with various levels of support needs.



SDA homes are purpose-built to provide residents with the necessary support to lead independent lives, some allowing for onsite carer assistance to be provided.

There are four categories of SDA homes, each designed to meet specific needs:

  • Improved Liveability
  • Fully Accessible
  • Robust
  • High Physical Support

Delivery Concept With An End Goal


The key to a successful delivery outcome is to create a development with the end-user in mind.

Kingston Building identifies and engages with the SDA provider and Supported Independent Living (SIL) providers to partner in the development, which facilitates tenancy allocations and the goal of providing residents the ability to move into the accommodation shortly after completion of the project.

By helping a client or developer understand their final tenancy options, Kingston Building provides them with the information necessary that allows them to make an informed decision in relation to the category of SDA property they want to develop.

Design

Kingston’s in-house Design Manager works with clients to create customised SDA homes that meet the intended residents’ needs. Kingston Building can work with preconceived plans or initiate the first stages of design. A major outcome of this phase is procuring the pre-certification required from the SDA Consultant to allow the dwellings to be certified according to SDA requirements.

Construction

Kingston Building facilitates all stages of the Development Application or CDC Pathway by preparing and submitting all necessary documentation, including construction plans and compliance reports. Our team is highly experienced with Australian and New South Wales building codes and regulations, ensuring a smooth approval process.

Our Project Management Team bring the design to life, meticulously implementing all design requirements and ensuring the highest standards of quality. We prioritise the safety, accessibility, and comfort for the proposed residents in every aspect of the construction process, including:

  • Wider hallways
  • Level access
  • Large bathrooms
  • Adaptable kitchen benchtops
  • Resident lifters
  • Other essential features tailored to the specific SDA category.

Completion

Our handover process involves conducting inspections with the SDA provider and authority certifiers to ensure the home meets all Australian Standards and Regulations.

Once the project is completed, we work closely with the SDA providers to facilitate a smooth handover, ensuring that the necessary support systems are in place to meet the needs of the future residents.
