Kingston Building was appointed to deliver a six-storey luxury apartment development at 10 Thurlow Avenue, Nelson Bay, comprising of 12 residences designed to capture panoramic views across the marina, Tomaree Peninsula and surrounding coastline.

Kingston commenced works following the liquidation of the previous head contractor. With the first 3 storeys built, the building was left in a compromised and non-compliant condition. Kingston undertook detailed investigations alongside structural engineers, consultants and certifiers to identify defects and develop a comprehensive rectification strategy.

Major issues included structural voids within concrete core walls, omitted waterproofing hobs, exposed reinforcement within slabs and columns, and non-compliant structural elements. The project also required full alignment with the NSW Design and Building Practitioners (D&BP) Act and current certification requirements.

Due to the complexity of the rectification works, the project was subject to ongoing oversight and inspections by the NSW Building Commissioner and SafeWork NSW. Kingston worked collaboratively with all stakeholders to develop engineered solutions and carefully sequence remediation and completion works.

Despite the significant challenges inherited, Kingston successfully stabilised, rectified and completed the development to a high standard. The finished residences feature expansive open-plan living areas, generous balconies and premium finishes.
